Replacement Cost

" Why is my home insured for this amount?----I can't sell it for that much!"  The concept of replacement cost is a simple one; it is not based on how much you can sell it for, but how much it costs to re-build this home exactly the same as it is now.  Every home is slightly different, and the longer you own it the more you have customized and improved it to your liking.  If you were to have a total loss you would want to be able to cover the cost of removing all the debris left from such a disaster. You will not have the benefit of buying materials and labor at tract home builder prices.  You may also have to hire an architect to draw plans for you to "replace" your home. All of these items come into play if you have to try and rebuild your home. 

Often two insurance companies will have different ways of determining these values.
